What Is Ontario Land Transfer Tax?

All land purchases in Ontario are subject to the Ontario land transfer tax. This includes any buildings or buildings to be constructed.

Ontario land transfer tax is calculated based on the purchase price of the property, or on the appraised value of the property if the property is being transferred for significantly lower than market value.

Ontario Land Transfer Tax Rate Table

For single family homes, the Ontario land transfer tax is calculated according to the following rate table:

Between $55,000 and $250,000 1%
Between $250,000 and $400,000 1.5%

First-Time Homebuyer Ontario Land Transfer Tax Rebate

If you are a first-time homebuyer in Ontario, the Ontario land transfer tax rebate allows the buyer a refund of the Ontario land transfer tax up to a maximum of $2,000. This means that any home purchased by a first-time homebuyer in Ontario for $227,500 or less will be relieved of all Ontario land transfer taxes. It should be noted that the buyer must apply for the refund within 18 months of the home purchase.

Eligibility

  • The buyer must be older than 18 years
  • The home must be owner occupied within nine months of the purchase
  • Buyer must be a true first-time homebuyer. This means they have never owned property anywhere
  • The buyer’s spouse cannot have owned a home while being your spouse
  • If purchasing a new home, it must be eligible for home warranty

Toronto Land Transfer Tax Rate Table

Keep in mind, there is an additional municipal land transfer tax for property purchased in Toronto. The Toronto land transfer tax will be charged to property purchases located within the boundaries of Lake Ontario, North to Steeles Avenue, from Etobicoke on the West side of the city East to Scarborough. Toronto is the only municipality in Ontario which applies an additional land transfer tax on top of the Ontario land transfer tax.

Toronto Land Transfer Tax First-Time Homebuyer Rebate

If you are a first-time homebuyer purchasing in Toronto, you are eligible for a Toronto land transfer tax rebate up to a maximum of $3,725. This means that if a first-time homebuyer purchases a home for $400,000 or less, the Toronto land transfer tax will be avoided.
